Woodford (East Northants)
SSR Planning recently submitted an outline planning application for 50 dwellings on behalf of William Davis Ltd and H.B.H.Developments. The site lies to the south of a recently completed housing development off Mill Road and represents an extension to that development. Although the proposal is contrary to current and emerging planning policies, the site was earmarked for long term development in the current Local Plan and Woodford benefits from a good range of services and facilities. In support of the proposal, it is also being argued that the Council does not have a 5 year supply of deliverable housing sites as required by PPS3; which was also the conclusion of the Inspector in a recent appeal decision on a site at Raunds.

SSR Planning has appealed, on behalf of the client, against East Northamptonshire Council’s decision to refuse planning permission.
The parties disagree about whether all of the identified sites are available, suitable and achievable and therefore whether there is a 5 year supply of land for housing. This is therefore likely to be the principal issue at the Inquiry. This will be held at the beginning of September and it is anticipated it will be one of the first to consider the Coalition Government’s recently restated commitment to the maintenance of a five year land supply of deliverable sites.
